specific performance, defined:

an equitable remedy ordered by a court requiring a contractual party to perform in accordance with the terms of an agreement. An order of specific performance serves the interest of justice when money awards do not adequately compensate the damaged party.

specific performance, as it might be used:

To prevent double recovery a plaintiff will usually not be awarded both specific performance and money damages.
